Second-home owners across Blowing Rock, Valle Crucis, and Seven Devils ask us some version of the same question every year: the cabin sits empty from Thanksgiving to Easter, or all of February, or every weekday — does the hot tub really need anything? The intuition is reasonable. Nobody is getting in it, so nothing should be wearing out. That intuition is also the single most expensive assumption we encounter in the field.
An Empty Hot Tub Is Not a Paused Hot Tub
A hot tub is a heated, circulating, chemically balanced ecosystem. It does not have an idle state. When you leave, the heater keeps cycling, the pump keeps running its filtration schedule, the water keeps evaporating, the chemistry keeps drifting, and the equipment keeps aging. What actually stops is the only thing holding the system accountable: a person looking at it.
In a house you occupy, problems announce themselves. The water looks off, the jets sound wrong, a code appears on the topside panel, the deck is damp where it should not be. In a vacant home, those same signals happen to an empty room. By the time someone arrives, a $180 correction has usually become a $1,400 one.
What Actually Degrades While You’re Gone
1. Sanitizer disappears with nothing to kill
Chlorine and bromine are consumed by sunlight, heat, aeration, and oxidation whether or not a single person soaks. In a 100°F tub, an untended residual is typically gone inside one to two weeks. From that point forward the water is unprotected — and unprotected warm water is a growth medium, not a dormant pool.
2. Biofilm colonizes the plumbing
This is the failure mode that matters most for vacancy. Bacteria in still, warm, unsanitized lines build a protective matrix on the inside of the pipes. Once biofilm is established it shrugs off normal shock levels, continuously reseeds the water, and produces the musty odor owners notice the moment they lift the cover in spring. Correcting it requires a purge and a full drain, not a chemical top-up.
3. pH drifts and the water turns aggressive
Left alone, spa water almost always trends acidic as carbon dioxide off-gasses and sanitizer byproducts accumulate. Low pH quietly corrodes heater elements, pump seals, and jet hardware. Soft mountain well water — already low in calcium across much of the High Country — accelerates it. Months of low pH is how a heater element dies without anyone touching a control.
4. The cover fails first, and takes the tub with it
Covers absorb water, sag, and split at the fold. Nobody notices in an empty house. A saturated cover loses its insulation value, drives up the running cost, lets in debris and light, and under High Country snow load can collapse into the water. We have pulled more waterlogged covers out of vacant-home tubs than out of occupied ones by a wide margin.
5. Small leaks get all the time in the world
A weeping union or a hairline crack in a jet body drips at a rate nobody would notice over a weekend. Over eight unattended weeks it drops the water level below the skimmer, the pump runs dry, and the heater follows. The leak was a twenty-minute fix on week one.
Leave It Running, Shut It Down, or Drain It?
There is a right answer, and it depends almost entirely on how long you will be gone and what season it is.
Normal setpoint, normal filtration. Shock before you leave, make sure the sanitizer feeder or floater is loaded, and confirm the cover is latched. Nothing else is required.
Keep the tub hot and circulating, and put a service visit on the calendar every two weeks. This is the interval where unattended water crosses from balanced to biologically active. Dropping the temperature a few degrees is fine; shutting down is not.
If you truly will not be back, a correct shutdown beats a neglected running tub: purge the lines, full drain, blow out the plumbing, clean the shell, leave it dry with the cover on and secured. Half-measures — draining and walking away with water still in the lines — are worse than either option.
A tub with water in it and no reliable power is a burst-pipe event waiting for a cold night. Either it stays hot with someone checking on it, or it gets professionally winterized with every line blown clear and antifreeze where it belongs.
The Winter Vacancy Trap
The most expensive calls we take all year come from second homes in January. The pattern almost never varies: the owner left the tub running, a storm knocked power out on the mountain for eighteen hours, and nobody was there. Freeze protection is a software feature that requires electricity. When the power goes, so does the protection, and standing water in a jet manifold at 12°F does not need long.
If your property sits above 3,500 feet — Beech Mountain, Sugar Mountain, the higher stretches of Banner Elk — treat winter power loss as a when, not an if. Either somebody local has eyes on the property within a few hours of an outage, or the tub should not be holding water in December. Our winterization guide walks through doing it correctly.
What Caretaking Costs Versus What Neglect Costs
A recurring service visit on a lightly used second-home tub is the cheapest line item on the property. Compare it honestly to the alternatives we get called in for: a biofilm purge and full drain, a corroded heater element, a replacement cover after a snow-load collapse, or freeze repair on a cracked manifold, which routinely runs into four figures and takes the tub out of service for weeks.
The math is not close. Vacancy is not a reason to skip service — it is the reason service exists.
The Absentee Owner’s Playbook
Whether you hire it out or hand it to a neighbor, four things need to be true while you are away. Someone tests and corrects the water on a real interval, not when they remember. Someone physically lifts the cover and looks at the water and the equipment bay. Someone knows within hours if the power went out. And someone has the authority and the phone number to act without waiting for you to answer an email from another state.
