It is the most common panicked text we get on a Friday afternoon: the cleaner just refilled the hot tub, guests check in at four, and the water is 62 degrees. Heating a hot tub is not a fast process, and in the High Country it is slower than almost anywhere else in North Carolina. Here is exactly how long it takes, why the mountain adds hours, and how to build a turnover schedule that never leaves a guest standing in front of a cold tub.

The Short Answer: 3 to 6 Degrees Per Hour

A standard 110–120V or 240V residential spa heats water at roughly three to six degrees Fahrenheit per hour under normal conditions. That rate is set by the heater's wattage and the volume of water in the shell — a 250-gallon two-seater climbs noticeably faster than a 500-gallon eight-seater on the same heater.

Do the arithmetic on a real refill. If your hose water comes out at 50°F and your target is 102°F, that is 52 degrees of climb. At five degrees an hour, that is roughly ten and a half hours. At three degrees an hour — a big tub, a January night in Banner Elk, a tired cover — it is more than seventeen. This is why "we'll refill it in the morning" is one of the most expensive assumptions in short-term rental operations.

Why the High Country Adds Hours

Your fill water starts colder

Well and municipal water in Watauga County runs cold year-round, and it gets colder in winter. A refill that starts at 45°F instead of 60°F adds three or more hours before the heater has done anything you can feel.

Ambient air fights the heater the whole time

At 3,000 to 5,500 feet, the heater is not just warming water — it is warming water faster than the air can pull that heat back out. On an exposed Beech Mountain or Sugar Mountain deck with wind moving across the cover, the effective heating rate can drop by a third.

Cabinet and shell insulation matters more here

A tub with thin or settled foam insulation performs acceptably in a Piedmont backyard and poorly on a ridge line. If two identical tubs on your portfolio heat at very different rates, insulation and cover condition are almost always the difference.

Six Reasons a Hot Tub Heats Slower Than It Should

Slow heating is normal. Suddenly slow heating is a symptom. If a tub that used to be ready overnight now needs two days, work through this list:

1. A dirty or clogged filter

This is the number one cause we find in the field. Restricted flow means less water passing the heater, and many control systems will throttle or cut the heater entirely when flow drops. Rental filters load up with body oils and hair far faster than home filters.

2. A waterlogged or damaged cover

A cover that has absorbed moisture is heavy, sagging, and no longer sealing. Put your hand flat on top of the cover while the tub is heating — if it feels warm, heat is escaping through it, not staying in the water. Torn seams and a crushed center seal are the usual culprits after a heavy snow season.

3. Low water level or trapped air

After a refill, air locked in the plumbing keeps water from moving past the heater. The panel may show a flow error, or the heater may simply cycle on and off without gaining temperature. Bleeding the air out of the pump is a two-minute fix that saves a full day.

4. Scale on the heater element

Mineral-heavy mountain well water leaves calcium scale on the heating element, which insulates it from the water it is trying to heat. A scaled element burns the same electricity and delivers less heat — and eventually fails outright.

5. A failing circulation pump

If circulation is weak, the heater warms a small slug of water repeatedly instead of the whole shell. Symptoms include hot water at one jet, cool water elsewhere, and a temperature reading that lags reality.

6. Reduced electrical supply

A tripped leg of a 240V breaker, a corroded connection, or a spa wired for a lower amperage than its heater expects will all produce a tub that heats — just at half speed. This one needs a technician, not a guess.

The Turnover Timeline That Actually Works

Here is the schedule we recommend to property managers running drains between bookings, built backward from a 4:00 p.m. check-in.

Previous day, 4–6 p.m.

Drain the tub, wipe the shell and waterline, clean or swap the filter, and begin the refill. Never start a drain on check-in morning.

Refill + 30 minutes

Purge trapped air from the pump, confirm circulation, set the target temperature, and close and lock the cover. The cover stays shut from here on.

Overnight

The tub heats undisturbed. Expect 10–16 hours from a cold mountain fill; longer in a hard freeze.

Check-in day, morning

With the water at or near temperature, test and balance pH, alkalinity, calcium hardness, and sanitizer. Chemistry adjusted at temperature is the only chemistry you can trust.

Two hours before check-in

Final temperature and sanitizer check, skim the surface, wipe the cover and steps, photograph the tub for your service record.

Never Shut a Rental Tub Off Between Bookings

Owners chasing a lower power bill sometimes cut the tub off during a vacancy. In the High Country this is a bad trade twice over. First, reheating from ambient costs more energy than holding temperature.
